The Saint-Denis Pleyel district is today one of the main business districts of Greater Paris. Focus on this economic area of the future!

 

A little history

On the banks of the Seine, the Pleyel district was for a long time a place for fishing and trading goods. In the 19th century, it was marked by the industrial revolution: many factories settled there and marked the landscape with their chimneys. It was the Pleyel piano factory, created in 1805, which gave its name to the district. Several power plants were built there in the 20th century to supply the Parisian metro.

From 1945, the crisis hit this vast industrial area. However, the construction of the Stade de France for the 1998 World Cup offered a second wind to this deprived territory. Very popular with high-tech companies, the sector became the second tertiary center of Ile-de-France after La Défense.

Chosen to host the Olympic and Paralympic Village for the Paris 2024 Games, the Saint-Denis Pleyel district is the subject of major architectural works. The objective of this project: to cope with a strong demographic evolution while harmonizing the economic and urban fabric.

 

The new Saint Denis Pleyel district

Located between the communes of Saint-Denis and Saint-Ouen, the Saint-Denis Pleyel district is an area undergoing transformation. Known for its large-scale infrastructures, such as the Stade de France or the National Conservatory of Arts and Crafts, it also houses many company headquarters. In this famous business district of Seine Saint-Denis, there are more than 200,000 m2 of offices!

On the urban planning side, the district is preparing to undergo profound changes. Les Lumières Pleyel, the new development plan for the area, covers a 4-hectare site. It provides for the creation of numerous housing units, local shops, sports and cultural facilities and leisure areas. Designed to promote comfort and a pleasant lifestyle, it integrates many natural areas: public gardens, squares, green roofs, flowered and tree-lined streets. The famous Tour Pleyel is getting a makeover to accommodate conference rooms, offices, shops and services.

This urban project in the heart of Greater Paris gives a large place to environmental and energy innovation. In terms of mobility, the public spaces of the new Pleyel district are served by several public transport lines (bus, metro, RER). Soft mobility is encouraged.

The creation of a new bridge over the railway tracks is planned to open up the district, currently caught between the Seine, the highway and the railway lines. Improving traffic flow is a major challenge for this very congested area. This urban crossing will be open to all modes of transport and will facilitate the journeys of athletes and visitors during the Olympic Games. Crossing the railway, the future Pleyel crossing will connect the Grand Paris Express and RER D stations.

 

The Saint-Denis Pleyel station and the Grand Paris Express

Designed by Japanese architect Kengo Kuma and built by the Société du Grand Paris, the new Saint-Denis Pleyel station is the largest infrastructure of the Grand Paris Express. It is one of the train stations closest to the Stade de France! It can accommodate more than 250,000 passengers per day on 4 metro lines (14, 15, 16, 17). A connection with line 13 and the RER D trains will be possible via the Pleyel crossing.

The structure extends over 9 levels, 4 of which are underground. A large central atrium illuminates the lower floors, buried 28 m deep. Far from the cold and underground stations, Saint-Denis Pleyel is an ultra-modern hub that integrates wood, light and greenery.
