B&B HOTELS UK LIMITED GENERAL TERMS AND CONDITIONS
A. About these General Terms and Conditions
1. These General Terms and Conditions (“Terms”) are the terms that apply to each Reservation made by you through: (i) one of B&B’s digital channels (for example its website, or app), via email or telephone, or in person at the Hotel; or (ii) third party online booking portals (e.g., booking.com).
2. Additional terms and conditions apply to you when you use or access B&B’s digital channels whether or not you make a Reservation through them. These are available to you on our Website, or will be displayed on the relevant digital channel. Please read those terms as well, as they contain important terms which apply to you.
3. By making a Reservation, you confirm you have understood and accepted these Terms. These Terms and the Reservation Confirmation form the Contract between you and B&Bs.
4. B&B may amend these Terms from time to time. The Terms that apply to you are the Terms in effect at the time you make your Reservation and the Contract is formed. Please therefore read the existing Terms each time you make a Reservation even if you have stayed in one of B&B’s hotels before.
5. You are responsible for ensuring that each person who stays in the Hotel Room you reserve complies with these Terms.

B. Definitions
1. In these Terms, the following words have the following meanings:
“Accommodation Costs”: | the total cost payable by you for the Hotel Room for the Reservation Period (based on the Room Rate), as set out in the Booking Confirmation. |
“Arrival Date”: | the first day of the Reservation Period. |
“B&B”: | B&B Hotels UK Limited or the B&B company named in the Booking Confirmation. |
“Booking Confirmation”: | is defined in Section C, paragraph 4. |
“Charges”: | the total charges payable by you for the Reservation, including, the Accommodation Costs and the cost of any Extras. |
“Contract”: | means these Terms and the Booking Confirmation . |
“Customer”, “you”, “your” | The individual person making the Reservation, named in the Booking Confirmation and/or checking in the Hotel; |
“Departure Date”: | the last day of the Reservation Period. |
“Event”: | a third party event, for example a sports event, concert, exhibition or charity event, which is hosted in or around the Hotel or in the same city in which the Hotel is located. |
“Event Outside Our Control”: | any event which is outside the reasonable control of B&B, including but not limited to a flood, earthquake, extreme weather conditions (e.g., storm) or other natural disaster, war, threat of or preparation for war, imposition of sanctions, embargo, terrorist attack, civil war or riots, nuclear explosion, chemical or biological contamination, sudden and unexpected changes in law or action taken by a government or public authority, epidemic or pandemic, fire or explosion, collapse of building structures, third party labour disputes, non-performance by suppliers, external Hotel noise, nuisance or disturbance not caused by B&B, or the failure of a transport network or utility service. |
“Extras”: | any additional services to be provided by B&B (including but not limited to meals, beverages, laundry, spa, parking spaces, early check-in or late check-out and pets or other animals or merchandise items bought from a Hotel’s shop), as set out in the Booking Confirmation or otherwise expressly agreed to be provided by B&B. |
“Group Booking”: | is defined in Section J, paragraph 1. |
“Hotel”: | the B&B hotel in the UK at which the Hotel Room is located and the Colnbrook Hotel London Heathrow Airport |
“Hotel Room”: | the room at the Hotel which is allocated to you by B&B for the Reservation Period, which is based on the room type which is reserved by you (or on your behalf) as set out in the Booking Confirmation. |
“Repeated Breach” | A breach of the Contract and/or the Hotel policies in more than one occasion or when B&B’s staff ask you to stop the infringing behaviour immediately and you refuse to do so. |
“Reservation”: | a reservation for the Hotel Room for the Reservation Period, plus any Extras, which is made by you (or on your behalf) and we accept in accordance with these Terms. |
“Reservation Period”: | the period for which the Hotel Room is reserved by you, as set out in the Booking Confirmation. |
“Room Rate”: | the cost of the Hotel Room per night (VAT inclusive), as set out in the Booking Confirmation. |
“Website” | Means our UK website at https://www.hotel-bb.com |
C. Reservations and contracts
1. To make a request for a Reservation please follow the instructions on B&B’s website, or app (as applicable), contact B&B via telephone or email or in person at the Hotel or follow the instructions on the third party booking portal where you make the booking. You must provide true, complete and accurate information for your Reservation.
2. To make a Reservation you must be legally capable of entering into a binding contract with B&B (for example, in England and Wales you must be at least 18 years old). Please note, children are not permitted to stay in the Hotel unless accompanied for the duration of the stay by a parent or guardian who is at least 18 years old. You (and any other persons staying in the Hotel Room) may be required to provide ID documents on arrival to verify your age and comply with other law requirements.
3. You are responsible for double checking the information you provide to us (or is provided on your behalf) during the Reservation process and ensuring that the Reservation is accurate and complete.
4. The Reservation is subject to B&B’s acceptance. No Reservation will be accepted until B&B confirms its acceptance of the Reservation by
(a) issuing an email confirmation to the email address provided during the Reservation process or other written confirmation of the Reservation;
(b) issuing a Reservation number to you; or
(c) providing a key card or access code to you,
whichever is earlier (“Booking Confirmation”).
At the point of acceptance of the Reservation by B&B, the Contract will be formed between you and B&B for the provision of the Hotel Room and any Extras. Please note that an email from B&B simply acknowledging receipt of your request but not confirming the Reservation is not acceptance of the Reservation by B&B.
5. Each Contract is personal to you and cannot be transferred to any other person. The resale or reletting of the Hotel Room, or advertising or offering the Hotel Room for sale (including via online platforms such as AirBnB), is strictly prohibited without B&B’s prior express consent in writing.
6. When you make a reservation, B&B will issue a Reservation number to you, which will be set out in the Booking Confirmation. Please be aware that reservation numbers provided by third parties (e.g., via third party online booking portals) are different to Reservation numbers issued by B&B.
7. Any requests for Extras or any special requests (including for a specific Hotel Room) made by you are subject to availability and B&B’s express confirmation.
D. Reservation rates and cancellation terms
1. B&B provides 3 types of Reservations, as follows:
(a) “Simple Reservation”: no payment or credit/debit card details are required at the time of making the Reservation.
(b) “Guaranteed Reservation”: credit/debit card details are required at the time of making the Reservation.
(c) “Prepaid Reservation”: full payment of the Accommodation Costs is required at the time of making the Reservation.
Please refer to the payment terms set out in Section I for details of the payment dates and acceptable payment methods.
2. B&B provides 3 types of standard Room Rates, as set out below. The availability of these Room Rates will depend on the time of booking.
Please note that the standard Room Rates are not available for Group Bookings, which are subject to different rates, payment and cancellation terms, as set out in Section J below.

3. B&B provide different Room Rates when there is an Event planned to take place during the Reservation Period. B&B will inform you at the latest at the time of making the Reservation if only these different Room Rates are available. The different types of Room Rates for Events are set out below. The availability of these Room Rates will depend on the time of booking.

4. To cancel or amend a Reservation, you must inform B&B by email or via telephone or in person at the Hotel, or follow the steps for cancellation/amendment set out on B&B’s website, or app. Any amendments are subject to availability and B&B’s express acceptance. B&B will confirm its acceptance of your request by issuing a new Booking Confirmation setting out details of the amended Reservation, including the Charges for the amended Reservation. Where the Charges for the amended Reservation are more than the Charges for the original Reservation, you will be required to pay the difference in accordance with Section H. Where the Charges for the amended Reservation are less than the Charges for the original Reservation, B&B will issue a refund of the difference to you.
5. If you cancel or amend a Reservation in accordance with the cancellation terms set out in the table above, and you have already paid the Charges (in whole or in part) for the Reservation, B&B will issue a full refund of such sums to you.
6. If you cancel or amend a Reservation other than in accordance with the cancellation terms, as set out in the tables above in paragraphs 2 and 3, or B&B cancels a Reservation in the event of a no-show in accordance with the tables above or because you break the Contract, the consequences set out in the table below will apply unless otherwise expressly agreed by B&B in writing. The cancellation charges are to compensate B&B for the late cancellation and are not for any service.

E. Arrival and departure
1. Check-in for the Hotel Room will be from 15.00pm (UK time) on the Arrival Date. If you requested an early check-in (which, for the avoidance of doubt, shall be an Extra and subject to additional cost) and this was expressly confirmed by B&B, check-in for the Hotel Room will be from 12.00pm (UK time) (or such other time agreed by B&B) on the Arrival Date.
2. You will be required to provide credit/debit card details when you check-in for the Hotel Room if you have booked a Simple Reservation.
3. You (and any other persons staying in the Hotel Room) may be required to provide proof of ID during check-in or on arrival at the Hotel to verify age or if you (or any other persons staying in the Hotel Room) are a non-UK citizen. Acceptable forms of ID are: passport, driving licence, ID card or police warrant card.
4. At the end of the check-in process, you will receive a key card or access code for access to the Hotel and/or Hotel Room.
5. On the Departure Date, you must vacate the Hotel Room and check-out by 12:00pm (UK time). If you requested a late check-out and this was expressly confirmed by B&B, the check-out time will be 14.00pm (UK time) (or such other time agreed by B&B). If you were provided with a key card, this must be returned to the reception desk by the check-out time. If you fail to return any such key card, B&B may charge you for a replacement key card.
6. If you fail to check-out by the relevant check-out time, B&B may charge you for the reasonable losses it incurs as a direct result of the late check-out up to the value of the total charge for the Hotel Room (based on the Flex-Rate) for each day that you fail to check-out by 12:00pm (UK time), provided that B&B uses reasonable endeavours to mitigate such losses.
F. Your stay in the Hotel and the Hotel Room
1. The maximum specified occupancy for the Hotel Room (as specified on the B&B website or app, or as stated in the Booking Confirmation) must not be exceeded. In this context, children and babies shall count as adults.
2. The number of persons staying in the Hotel Room must not exceed the number of persons booked and set out in the Booking Confirmation.
3. If the Reservation is for 28 or more concurrent days, B&B may require you to move to a different Hotel Room after 28 days.
4. You agree that, during your stay in the Hotel, you shall not, and you shall ensure that all other persons staying in the Hotel Room shall not:
(a) use or carry any illegal substances;
(b) carry out any commercial activity or activity that seeks to gain a profit (including prostitution) without the prior written consent of B&B;
(c) use the Hotel Room for any illegal, fraudulent, or unlawful purpose;
(d) cause any nuisance or disturbance to the Hotel’s staff or any other guests or visitors;
(e) be abusive or violent (both verbally and physically) towards Hotel staff or other guests or visitors, or otherwise disturb or harass Hotel staff or other guests or visitors;
(f) bring onto the Hotel premises any hazardous or dangerous, or potentially hazardous or dangerous, substances, items, materials or equipment;
(g) use any cooking equipment (including microwave ovens, fridges, deep fat fryers and toasters) in the Hotel Room;
(h) damage or tamper with any fire alarms or emergency or safety equipment in the Hotel;
(i) damage or interfere with any property at the Hotel belonging to B&B or any third party;
(j) smoke any tobacco products (including cigarettes, cigars, pipes and shishas) and tobacco free products (including e-cigarettes) inside the Hotel (including in the Hotel Room and any public areas of the Hotel).
(k) commit a serious breach, or Repeated Breaches, of the Hotel Policies.
G. Parking
1. Where parking is agreed to be provided as an Extra, the parking may be provided and managed by B&B or a third party. If the parking is provided and managed by a third party, B&B will inform you of this. In such circumstances, the parking will be governed by the terms and conditions of the third party. Information relating to the third party, including the third party’s terms and conditions, will be displayed at the car park. Please read these terms and conditions before parking at the car park.
2. B&B will not be liable for any loss of, or damage to, vehicles brought to the Hotel, or any property left in such vehicles, regardless of whether they are parked in a car park provided and managed by B&B or a third party.
H. Charges
1. The Accommodation Costs will be set out in the Booking Confirmation. The Accommodation Costs are payable by you regardless of whether you use, or stay in, the Hotel Room, or not unless you cancel the Reservation in accordance with the cancelation terms at Section D, paragraphs 2 and 3.
2. The cost of any Extras will be set out in the Booking Confirmation or confirmed by B&B at the time that the Extras are booked.
3. B&B may increase the Charges at any time prior to 20 days before the Arrival Date by written notice to you, provided that B&B may not increase the Charges previously notified to you by more than 15%. If you do not agree to the price increase, then, without prejudice to the cancellation terms set out in Section D, paragraphs 2 and 3, you may cancel the Reservation free of charge by providing written notice to B&B within 5 days after receiving notice of the price increase.
4. The Charges are inclusive of VAT but are exclusive of any applicable local taxes (e.g., tourist taxes) that will be added to the invoice. If the Charges are not paid at the time of making the Reservation and the rate of VAT increases between the date of the Reservation and the date of payment, B&B will be entitled to charge you an additional amount to reflect any increased rate of VAT at the date of payment.
5. Any promotional rates or discounts offered to employees cannot be used by anyone who is not an employee.
I. Payment terms
1. The payment terms for the Charges will depend on the type of Reservation, as set out in Section D, paragraph 1. In any event, the Accommodation Costs and the cost of any Extras booked at the time of making the Reservation will be payable by you before the earlier of: (a) the last possible time at which you are able to cancel the Reservation free of charge in accordance with the cancellation terms set out in Section D, paragraphs 2 and 3; or (b) the time of check-in by you.
2. The cost of any Extras will be payable by you in accordance with paragraph 1 above or, if such Extras are booked after the last day for payment in accordance with paragraph 1 above (subject to availability and B&B’s express confirmation), the cost of such Extras will be payable by you at the latest at the time of check-in by you, and for any Extras order after checking in immediately or when you check out, unless otherwise expressly agreed by B&B.
3. The payment methods accepted by B&B are as set out during the online booking process or as stated by B&B at the time of checking-in.
4. If you fail to make any payment due under the Contract by the due date for payment, then, without prejudice to any other rights or remedies it may have, B&B may:
(a) where it is the Accommodation Costs that have not been paid, cancel the Contract and refuse access to the Hotel and Hotel Room or require you (and any other persons staying in the Hotel Room) to immediately vacate the Hotel and Hotel Room (as applicable); and/or
(b) where it is the cost of any Extras that has not been paid, cancel the provision of such Extras.
J. Special conditions for Group Bookings
1. A “Group Booking” is where:
(a) you book, as part of the same Reservation, (i) 8 or more Hotel Rooms or (ii) Hotel Rooms for 15 or more guests; or
(b) you book, as two or more separate Reservations, (i) 5 or more Hotel Rooms, or (ii) Hotel Rooms for 9 or more guests, in each case where the Reservation Period for each Hotel Room is the same or overlaps by one or more nights.
This Section J applies to all Group Bookings. In the event of a conflict between this Section J and the rest of these Terms, this Section J shall take precedence with respect to the Group Booking only.
2. You acknowledge and agree that you shall be B&B’s point of contact with respect to the Group Booking.
3. A list of the names of all guests within the group shall be provided to B&B by 12.00pm 7 days before the Arrival Date. You shall be responsible for ensuring that all such persons comply with these Terms.
4. B&B shall raise only one invoice for the Accommodation Costs for the Group Booking and the cost of any Extras booked at the time of making the Group Booking. Such Charges must be paid in advance, at the latest by 12.00pm on the last day on which you are able to cancel the Group Booking free of charge in accordance with paragraph 5 below, or shall be due immediately at the time of making the Group Booking if the Group Booking is made after such date. Unless otherwise expressly agreed by B&B, such Charges shall be paid by credit/debit card or by bank transfer to the B&B bank account set out in the Booking Confirmation or as otherwise specified by B&B in writing. Any fees for international bank transfers charged to B&B for the payment of such Charges shall be settled by you in full at the latest at the time of check-in.
5. Subject to paragraph 6 below, the Group Booking can be cancelled or amended by you free of charge:
(a) (for Group Bookings of 60 Hotel Rooms or more) by 12.00pm 8 weeks in advance of the Arrival Date;
(b) (for Group Bookings of 40 – 59 Hotel Rooms) by 12.00pm 6 weeks in advance of the Arrival Date;
(c) (for Group Bookings of 40 Hotel Rooms or less) by 12.00pm 4 weeks in advance of the Arrival Date.
6. Up to 2 Hotel Rooms can be cancelled or amended by you free of charge by 12.00pm 3 days before the Arrival Date.
7. To cancel or amend the Group Booking, you must inform B&B by email or via telephone or in person at the Hotel, or (if applicable) follow the steps for cancellation/amendment set out on B&B’s website, mobile site or app. Any amendments are subject to availability and B&B’s express acceptance. B&B will confirm its acceptance by issuing a new Booking Confirmation setting out details of the amended Group Booking, including the Charges for the amended Group Booking. Where the Charges for the amended Group Booking are more than the Charges for the original Group Booking, you will be liable to pay the difference in accordance with this Section J. Where the Charges for the amended Group Booking are less than the Charges for the original Group Booking, B&B will issue a refund of the difference to you.
8. If any Hotel Room within the Group Booking has not been checked-in by midnight on the Arrival Date, this will be deemed a “no-show” and that Hotel Room Reservation will be cancelled by B&B.
9. If you cancel or amend the Group Booking (in whole or in part) in accordance with the cancellation terms set out in this Section J, and any Charges for the cancelled part of the Group Booking have already been paid, a full refund of such Charges will be issued to you.
10. If you cancel or amend the Group Booking (in whole or in part) other than in accordance with the cancellation terms set out in this Section J, or B&B cancels any Hotel Room due to a no-show in accordance with this Section J or because you break the Contral, you shall be liable to pay the total Charges for the cancelled part of the Group Booking and these Charges will not be refunded by B&B unless otherwise expressly agreed by B&B in writing. Such payment is to compensate B&B for the late cancellation and is not for any service.
11. At check-in, B&B may request a deposit of up to £50.00 per Hotel Room within the Group Booking for any Extras not already booked and paid for and any costs for which you may become liable to pay B&B under these Terms.
K. Liability of B&B
1. Nothing in these Terms limits or excludes the liability of B&B for: (a) death or personal injury caused by its negligence; (b) fraud or fraudulent misrepresentation; or (c) any other liability that cannot be limited or excluded by law. Under the Hotel Proprietors’ Act 1956 (“HPA”) B&B may be liable for loss of, or damage to, a person’s property while it is staying at the Hotel. Where the HPA provides that B&B’s liability is capped at an amount, B&B will only be liable up to that capped amount.
2. B&B will perform the Contract in accordance with these Terms. If B&B breaches these Terms and you are a consumer, then, subject to paragraph.1 above, B&B shall only be liable for losses that are direct losses and a reasonably foreseeable consequence of such breach. B&B shall not be liable, in any circumstances, for any indirect or consequential losses or business losses. Loss is “foreseeable” if either it is obvious that it would happen, or the information your provided to B&B during the Reservation process meant we should have expected it.
3.If you have made the Reservation while acting in the course of a business, trade or profession, or for business purposes, then, subject to paragraphs 1 above the following applies: B&B shall not be liable for any of the following direct or indirect types of loss or damage arising under or in relation to the Contract, including (but not limited to) liability for breach of contract, misrepresentation (whether tortious or statutory), tort (including but not limited to negligence), breach of statutory duty, or otherwise:
3.1.1 loss of income, sales or revenue;
3.1.2 loss of business;
3.1.3 business interruption;
3.1.4 loss of profits or contracts;
3.1.5 loss of anticipated savings;
3.1.6 loss of data;
3.1.7 loss of reputation and/or goodwill; or
3.1.8 wasted management or office time.
4. Subject to paragraph 1 above, B&B’s maximum liability under or in connection with the Contract shall in no event exceed the total Charges paid by you (or on your behalf) for the relevant Reservation, unless the Hotel Proprietor's Act 1956 applies, in which case our liability will be limited to the maximum prescribed under that Act.
5. B&B will not be liable or responsible for any failure to perform, or delay in the performance of, any of B&B’s obligations under the Contract that is caused by an Event Outside Our Control or because you did not comply with your obligations under the Contract.
L. Pets and other animals
1. You are not permitted to bring any pets or other animals to the Hotel unless you provide complete and accurate information about your pet and B&B has expressly agreed to this. B&B acceptance is always subject to your pet being appropriately cleaned and groomed, at all times within your stay, and you holding a suitable animal health certificate which you must present to B&B staff on request. Where B&B has expressly agreed to you bringing a pet or other animal to the Hotel, this will be charged as an Extra (including but not limited to any especial cleaning required), and (unless otherwise expressly agreed by B&B) only a maximum of 2 pets/animals will be permitted to stay in each Hotel Room. You may bring guide dogs, assistance dogs and hearing dogs, to stay in the Hotel Room free of charge, provided that you inform B&B in advance and you comply with this Section L.
2. Pets and other animals are not permitted in the restaurant areas. Pets and other animals may not be left unattended anywhere in the Hotel and must be kept on a lead at all times.
M. Cancellation of the Contract by B&B
1. B&B may cancel the Contract, at any time, in the event of:
(a) an Event Outside of Our Control; or
(b) any reasonable health and safety or security concerns (other than those which are caused by anything you (or any other persons staying in the Hotel Room) have done or have failed to do, which are covered by paragraph 3 below).
2. If B&B cancels the Contract under paragraph 1 above, B&B will provide you with as much notice as is practicably possible and B&B may either:
(a) transfer you (and any other persons staying in the Hotel Room) to a different Hotel Room (at the cost and expense of B&B); or
(b) require you (and any other persons staying in the Hotel Room) to immediately vacate the Hotel and Hotel Room. In which case, B&B shall issue a full refund of all Charges paid by you prior to the time of cancellation for any part of the Reservation which applies after the time of cancellation.
3. Without prejudice to any other rights and remedies B&B may have, B&B may cancel the Contract, at any time without notice, where:
(a) you (or any other persons staying in the Hotel Room) have committed a serious or Repeated Breaches of any of the provisions set out in the Contract;
(b) you (or any other persons staying in the Hotel Room) have committed a breach of Section F, paragraph 4;
(c) you (or someone on your behalf) have supplied B&B with incomplete, false or misleading information which is material to the Contract (such as but not limited to your identity or your payment card details);
(d) you (or any other persons staying in the Hotel Room) have failed to provide valid ID documents in accordance with these Terms;
(e) you have transferred, resold, relet, or advertised or offered for sale, the Hotel Room without B&B’s prior express consent;
(f) you have refused to move Hotel Rooms when requested by B&B under Section F, paragraph 3;
(g) B&B reasonably believes that you (or any other persons staying in the Hotel Room) are causing or will cause a health and safety or security risk.
(i) you refuse to follow B&B’s staff reasonable instructions (e.g., the instructions would be reasonable when they are in line with the Contract and the Hotel Policies).
4. If B&B cancels the Contract under paragraph 3 above, B&B may:
(a) require you (and any other persons staying in the Hotel Room) to immediately vacate the Hotel and Hotel Room;
(b) retain all Charges already paid by you and/or charge you the full amount of any Charges not already paid;
(c) refuse or cancel future reservations made by you for the Hotel and/or refuse entry or accommodation for you at any of B&B’s other hotels; and/or
(d) charge you for the reasonable losses B&B incurs directly as a result of the relevant cancellation event (including, where applicable, reasonable costs of specialist or deep cleaning and any repairs to or replacements of damaged property, and the total charge for the Hotel Room (based on the Flex-Rate) for any period that it is unusable), provided that B&B uses reasonable endeavours to mitigate such losses.
N. Cancellation of the Contract by you
1. You are not entitled to cancel or withdraw from your reservation under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
2. Without prejudice to any other rights and remedies you may have, you may cancel the Contract, at any time without notice, where B&B has committed a serious breach of any of the provisions set out in these Terms. In such circumstances, B&B’s liability for the breach will be limited in accordance with the provisions set out in Section K.
O. Refunds
1. Any refunds payable by B&B to you in accordance with these Terms shall be paid to the same credit/debit card used by you to pay the Charges at the time of making the Reservation or provided to B&B during the check-in process.

R. General provisions
1. In these Terms: (a) references to Sections and paragraphs are to the sections and paragraphs of these Terms; (b) Section headings shall not affect the interpretation of these Terms; (c) a reference to a “party” is a reference to either you or B&B (as applicable) and shall include that party’s representatives, successors and permitted assigns; (d) a reference to “writing” includes email; (e) a reference to a statute or statutory provision is a reference to it as amended, extended or re-enacted from time to time and includes all subordinate legislation made from time to time under that statute or statutory provision; (f) words in the singular shall include the plural and vice versa; (g) any words following the terms “including”, “include”, “such as”, “in particular”, “for example” or any similar expression shall be construed as illustrative and shall not limit the sense of the words, description, definition, phrase or term preceding those terms.
2. Nothing in these Terms affects your rights as a consumer under consumer protection legislation (in the UK or in any jurisdiction in which you reside) which is relevant to the Contract. If you are an individual consumer, you have certain legal statutory rights. If any of these terms conflict with a statutory right or the law changes and your statutory rights change, then the statutory rights will prevail over the Contract. 3. B&B may transfer its rights and obligations under the Contract with you to another organisation. B&B will tell you in writing if this happens and will ensure that the transfer will not affect your rights under the Contract.
4. The Contract is between you and B&B. No other person shall have any rights to enforce any of its terms.
5. These Terms and the Contract are only in the English language. Please note that B&B may not keep a copy of these Terms or the Booking Confirmation and you should therefore retain a copy for your own records.
6. Each of the provisions in these Terms operates separately. If any court or relevant authority decides that any of them are unlawful or unenforceable, the remaining provisions will remain in full force and effect.
7. If B&B fails to insist that you perform any of your obligations under these Terms, or if B&B does not enforce its rights against you, or if B&B delays in doing so, that will not mean that B&B has waived its rights against you and will not mean that you do not have to comply with those obligations. If B&B does waive a default by you, B&B will only do so in writing, and that will not mean that B&B will automatically waive any later default by you.
8. Amendments to the Contract: We may amend these Terms at any time. However, the Terms applicable to you are the Terms in force on the date we confirm your Reservation. If your Reservation confirmation was prior to that date please visit our website to view the terms that apply to your Reservation or request them from us. Any other amendments to these Terms must be agreed in writing and signed by B&B or will not be valid.
9. The Contract and any dispute or claim arising out of or in connection with it (and any non-contractual disputes or claims) will be governed by the law of England and Wales.
10. In respect of any dispute or claim relating to the Contract:
10.1 Wherever you live, you can bring claims against B&B in the English courts.
10.2 If you are a consumer and live in Wales, Scotland or Northern Ireland, you can also bring claims against us in the courts of the country you live in and we can also claim against you in the courts of the country you live in. For example, if you are a consumer and live in Scotland, you can bring legal proceedings in respect of the Contract in either the Scottish or the English courts.
10.3 If you are not a consumer, B&B and you agree that the courts of England and Wales will have exclusive jurisdiction over any claim arising from, or connected to the Contract.
